Santa Barbara Hard Money Lender Service (the "Site") is a lead-generation service operated by Lead Skills, LLC ("we," "our," or "us"). We are not a lender. We do not make loans, extend credit, take loan applications, issue loan commitments, set rates or terms, or make any credit decisions. We connect consumers who submit inquiries through the Site with one or more participating hard money lenders who may be able to provide financing.

Because the Site gathers information in connection with an application for financial products or services, we treat that information as "nonpublic personal information" subject to the federal Gramm-Leach-Bliley Act ("GLBA") and its implementing regulations, including the Privacy Rule and the Safeguards Rule. This Privacy Policy describes our information practices.

Information We Collect

We collect the following categories of information:

• Identifiers — such as your name, postal address, email address, and phone number.
• Property and investment information — such as property address, property type, loan purpose, estimated value, loan amount requested, and timeline.
• Financial information — such as information about existing loans, lien position, or other details you choose to provide in describing your financing need.
• Usage data — such as IP address, browser type, device information, pages viewed, referring URL, and timestamps, collected through cookies and similar technologies.
• Communication records — including forms you submit, emails, calls, and text messages exchanged with us or with participating lenders we refer you to.

How We Use Your Information

We use the information we collect to:

• Match you with one or more participating lenders.
• Facilitate communication between you and participating lenders, including by phone, email, and SMS.
• Respond to your inquiries and provide customer support.
• Operate, secure, and improve the Site.
• Detect and prevent fraud, abuse, or other harmful activity.
• Comply with legal obligations and enforce the Terms of Service.

How We Share Your Information (GLBA Disclosure)

When you submit an inquiry on the Site, you authorize us to share the information you provide with one or more participating lenders for the purpose of matching you with financing. We share information with the following categories of recipients:

• Participating lenders that may contact you about your financing inquiry.
• Service providers that support our business, such as form hosting, email delivery, SMS delivery, analytics, fraud prevention, and customer relationship management providers. These service providers are bound by contract to use the information only to provide services to us.
• Legal and safety disclosures — when required to comply with applicable law, legal process, or enforceable governmental request; to protect the rights, property, or safety of Lead Skills, LLC, our users, or others; or in connection with an investigation of suspected or actual illegal activity.
• Business transfers — in connection with a merger, acquisition, financing, reorganization, or sale of all or part of our business or assets.

We do not sell your personal information. A current list of participating lenders is available upon request.

Your Right to Limit Sharing

Submitting an inquiry through the Site constitutes your authorization for us to share your information with one or more participating lenders who may contact you about your inquiry. If you no longer want us to share your information for these purposes, you may opt out in any of the following ways:

• Email [email protected] with the subject line "Opt-Out" and the phone number and email address you submitted.
• Call 805-507-3552 to request opt-out.
• Reply STOP to any text message to stop further SMS contact.

Please note that opting out does not recall information previously shared with participating lenders. You may need to contact those lenders directly to request that they stop contacting you.

Data Security

As required by the GLBA Safeguards Rule, we maintain an information security program that is designed to protect the security, confidentiality, and integrity of your nonpublic personal information. Our program includes administrative, technical, and physical safeguards appropriate to the size and complexity of our operations, the nature and scope of our activities, and the sensitivity of the information at issue. These safeguards include access controls, encryption of data in transit, vendor oversight, employee training, and incident response procedures. No method of transmission or storage is perfectly secure, but we work continuously to improve our controls.

Your Choices

Depending on your jurisdiction, you may have the right to:

• Request access to the personal information we hold about you.
• Request correction of inaccurate personal information.
• Request deletion of personal information, subject to our legal retention obligations.
• Opt out of SMS messages by replying STOP to any text message.
• Opt out of phone calls by asking to be placed on our internal do-not-call list when we or a participating lender contacts you, or by calling 805-507-3552.
• Opt out of marketing email by using the unsubscribe link in any marketing email we send, or by emailing [email protected].

Children's Privacy

The Site is not directed to children under the age of 18, and we do not knowingly collect personal information from children under 18. If you believe a child has provided us with information, please contact us and we will delete that information.

Changes to This Policy

We may update this Privacy Policy from time to time. When we do, we will change the "Last updated" date at the top of this page. Material changes will be posted on the Site. Your continued use of the Site after changes become effective means you accept the revised Policy.
